Artisan provided full engineering and land surveying services. This project consisted of a two general retail buildings a 6,000sf and a 16,000sf building, two 4,000sf self-storage centers, and a 9,012sf Dollar General Store. Artisan prepared conceptual site plans and cost estimates from aerial photographs. Then proceeded with engineering and construction plans.

The engineering designs included an Illinois Accessibility Code (ADA) compliant parking and entrance design, fire truck building access points and fire hydrants. The parking lot consisted of 85 parking stalls, five islands, three 24’ wide car movement aisles and ADA compliant sidewalk connection from all five building structures.  The site features included parking blocks, bollards, signage and lighting. The new concrete sidewalks around the new development merged with the existing street sidewalk/path. The utility designs included 790’ of a 6” C900 watermain extension.  The sanitary sewer design included IEPA permitting for 236’ of sanitary sewer to serve commercial buildings (45 P.E., 4500 GPD, DAF) located in Millstadt, IL with discharge to an existing 8 inch sanitary sewer tributary to a sewage treatment plant.
